Born in New York in 1976, Billy Gavigan knew from an early age what he wanted to become and has gone on to fulfill that dream and achieve the goals he set early on. He worked for his father, James Gavigan, in his real estate development and construction company as a child, diligently learning the business before enlisting in the USMC, where he stayed for twelve years.

When he joined the Marines, he graduated number one in his class and selected the famed 2nd Bn 5th Marines as his first command. That choice was the cornerstone of his leadership bedrock. After earning the Rank of Sgt Billy was selected for arguably one of the most creative and selective careers in the U.S. Military, Explosives Ordnance Disposal (EOD), and joined one of the most Elite Special Operations Capable Careers, The Bomb Squad. Then, in record time he was promoted to the rank of Staff Sergeant and went on to be selected for the rank of Gunnery Sgt although was Commissioned shortly before. Billy was awarded numerous awards and medals for the actions of his units along the way. Billy Gavigan traveled the world with the with his best friends, while being married and starting a family.

The highlight of his career was being selected as a Commissioned Officer by his Commanders and elected officials, because of his keen outstanding, strong leadership ability, and his selfless devotion to his Marines. His greatest personal honor was being chosen to attend The Citadel, while he was on active duty under the program (MECEP), to become a Marine Officer. Interestingly, no one in his family had ever attended a university, but most male family members have served in the military for generations.

During his service on active duty, Gavigan learned valuable lessons and left the Marines with an understanding of Federal and State governments operations. During his service, he was assigned to protect the President of the United States (POTUS), often serving on his direct support team. Moreover, he taught FBI classes for Post Blast investigations and led a number of real-world missions that placed him directly in harm’s way, to include hostage rescue missions. Those experiences would pay off for him in his career and, actually, laid the foundation for his effective governmental relations and interactions.

After leaving the Corps, Billy sharpened and perfected his business skills and abilities. He pursued Real estate and urban redevelopment and ultimately decided to make the South Carolina real estate market his next goal, and he did so with great success. Billy had only a small bank balance at that time, but his unrelenting spirit, discipline self-confidence, coupled with his effective negotiating skills, and a wealth of Global knowledge enabled him to focus on the market, he became a member of an exclusive business group consisting of top developers, land owners and government officials in the Southeast. Through Mentors He achieved success.

Generally, he would have been shut out and would not have been allowed in this exclusive circle by a regular broker or outsider. However, these are the folks whom he met through a proven track record of high return deals he put together totaling more than $350 million in direct sales and $1 billion in indirect and development relationships, having great growth impact on the Southeast. Some say Billy is successful because he kept a core group of influential mentors to guide him.

Billy still communicates with his mentors and military comrades on a regular basis and seeks advice from them often. Rather than golfing and fishing, he invests his time and status to establish contacts within the industry to promote Veterans’ rights and support worthwhile causes. He has become one of the most respected Real Estate Professionals of this generation. Arguably Billy Gavigan is one of the top development experts in the Southeast. The Gavigan team is most proud of the civic work and donations  contributed to injured veterans’ groups and economic development.
